Every opportunity is underwritten on the underlying real property and on the project entity behind it, before any capital moves. Returns are paid from interest, not appreciation forecasts. Distributions are paid monthly, on the 5th of each month.

Every dollar the Club deploys is underwritten by an operator who has personally signed for construction debt, navigated city permitting, hired subs, and walked job sites. The Club's edge is that the GP knows what good deals look like — because he builds them.
Once the Club is funded, the GP intends to underwrite Markee Townhomes as the Club's first deployment. Final selection follows Club review and member subscription.
