The Club is a member-pooled vehicle. Members commit capital that the Club deploys into short-term real-estate-backed lending on vetted ground-up townhome and infill projects sourced by the GP.

Every opportunity is underwritten on the underlying real property and on the project entity behind it, before any capital moves. Returns are paid from interest, not appreciation forecasts. Distributions are paid monthly, on the 5th of each month.

Who can join the Club?
Membership is offered through the Club's investor portal on Fractional. Eligibility, qualification, and any verification requirements are governed by the Club's subscription documents and reviewed inside the Fractional portal before a subscription is finalized. Prospective members should read the Club's full member documents in the portal for complete eligibility terms.
What is the minimum investment?
$10,000 minimum commitment. The Club allocates on a first-come basis until the $250,000 raise is fully subscribed. Final commitment terms are set out in the Club's subscription documents inside the Fractional portal.
How are returns paid?
Targeted distributions are paid monthly, on the 5th of each month, as interest income earned by the Club. Payments are processed through the Fractional platform to your linked account. At a project's full repayment, principal returns to the Club and may be redeployed into the next eligible opportunity per the Club's operating agreement. Distribution timing and amounts are not guaranteed and are subject to the underlying project performance.
What protects my principal?
The Club's posture is to deploy capital against tangible real property and underwrite conservatively before funds move. The GP applies disciplined loan-to-value limits at the project-entity level to build in a margin of safety. All risk factors, collateral structure, and protections are described in the Club's full member documents inside the Fractional portal — members should review them before subscribing. No investment is risk-free.
What is the investment term?
Each deployment runs 12 to 24 months, aligned to the underlying project's construction-to-sale cycle. Once a deployment is repaid, capital is either distributed back or redeployed into the Club's next eligible opportunity per the Club's operating agreement.
What happens if a borrower defaults?
Default risk is real and is disclosed in the Club's full member documents. The Club's posture is to underwrite to conservative loan-to-value limits against tangible property so that, in a default, the underlying real estate provides a margin of safety. Specific remedies and recoveries depend on the deal documents for each project. Members should review the full risk factors in the Fractional portal before subscribing.
How is this different from a REIT or a syndication?
A REIT pools equity across hundreds of properties — you ride the cycle. A syndication typically takes equity in one deal — you share both upside and downside on that deal. The Club is a members-only lending vehicle on hand-picked projects: targeted interest-based cash flow, backed by tangible property, with distributions paid monthly on the 5th.
